RentCafe Terms of Service

By using RentCafe.com (RentCafe ILS) or any property websites powered by RentCafe (RentCafe Portal) (collectively, “RentCafe”), you accept and agree to be bound by the latest version of the RentCafe Terms of Service (posted at https://resources.yardi.com/legal/rentcafe-terms-of-service/), which are between you and RentCafe (not the property) and will be updated from time to time. The property may have its own terms and conditions that apply between the property and you.

  1. Agreement to Terms These Terms and Conditions (“Terms”) govern your use of services, leasing, website, and interactions with Summit Ridge Manor (“we,” “us,” or “our”). By applying for a rental, signing a lease, using our website, or otherwise engaging with our services, you agree to these Terms.

  2. Eligibility You must be at least 18 years old or have a legally responsible adult co-sign a lease to apply. All applicants must provide accurate, complete information and truthfully respond to screening questions.

  3. Applications and Screening All rental applications are subject to approval based on credit, criminal background, rental history, income verification, and other screening criteria. Application fees, if any, are non-refundable and cover screening costs.

  4. Lease and Payments

  • Lease Agreement: A signed lease is required for occupancy. Lease terms, rent amount, security deposit, and move-in date are specified in the lease.
  • Rent Payments: Rent is due on the date specified in the lease. Late fees, returned payment fees, and other charges will be applied as described in the lease and applicable law.
  • Security Deposit: Security deposits held in accordance with state law may be used for unpaid rent, damages beyond normal wear and tear, cleaning, and other allowable charges. Deposit return procedures follow state-specific timelines and requirements.
  1. Occupancy and Use Units are for residential use only and occupancy limits specified in the lease must be followed. Commercial use, subletting, or short-term rentals (e.g., Airbnb) are prohibited unless explicitly authorized in writing.

  2. Maintenance, Repairs, and Alterations

  • Resident Responsibilities: Keep the unit reasonably clean, dispose of trash properly, use appliances as intended, and promptly report maintenance issues.
  • Owner Responsibilities: We will maintain major systems and make repairs as required by law. Emergency repairs should be reported immediately.
  • Alterations: Residents may not make structural changes, paint, or install fixtures without prior written consent.
  1. Pets Pet policies are defined in the lease. If pets are permitted, a pet deposit, monthly pet rent, and breed/size restrictions may apply. Residents must comply with local leash laws and clean up after pets.

  2. Utilities and Services Responsibility for utilities (water, gas, electricity, trash, internet) is specified in the lease. Failure to maintain required utilities may be a lease violation.

  3. Access to Premises We or our agents may enter the unit for inspections, repairs, showings, or emergencies in accordance with law and the notice requirements stated in the lease.

  4. Safety and Conduct Residents and guests must comply with laws, community rules, and reasonable policies. Illegal activity, nuisance behavior, or actions endangering others may result in lease termination and legal action.

  5. Security Systems and Privacy We may provide security systems (e.g., Ring). Use and placement are subject to applicable law and the lease. Residents must not disable or tamper with safety devices. Video/audio recording practices will comply with privacy laws and disclosed policies.

  6. Insurance Residents are encouraged to obtain renters insurance covering personal property, liability, and loss of use. Our insurance does not cover residents’ personal belongings.

  7. Defaults and Remedies Nonpayment of rent, material lease violations, or false information on applications may result in late fees, eviction, collection actions, and other remedies allowed by law.

  8. Dispute Resolution Disputes will be handled according to the lease: typically through negotiation, mediation, or binding arbitration where allowed. Residents retain statutory rights; mandatory arbitration will be specified only if included in the lease.

  9. Modifications to Terms We may update these Terms; material changes affecting existing leases will be communicated per lease terms and applicable law. Continued use after changes constitutes acceptance.

  10. Severability If any provision is deemed invalid or unenforceable, the remaining provisions remain in effect.

  11. Governing Law These Terms are governed by the laws of the State of Oklahoma, without regard to conflict-of-law principles.
